The method behind East Side Residence, a quiet and considered New York home

For East Side Residence, Legeard Studio turned a three-bedroom family apartment into a cohesive, inviting home through cosmetic updates and one structural move: opening the kitchen and foyer to the main living spaces. Behind that restraint sits a record of more than 240 selections, kept current in Programa from specification to installation.

The design is guided by warmth and restraint. A layered palette and carefully selected furnishings create depth without overwhelming the architecture, and lighting is used to shape atmosphere and mark key moments through the home.

The palette changes from room to room. Timber panelling and brass light the principal bedroom. A second bedroom sits in deep green. Plum walls carry from the cinema room into the powder room, where a slim twin sconce doubles itself in the mirror. In the living room, pale seating rests on a dark ribbed rug in front of full-height windows.

Quiet rooms are exposed rooms. When nothing is loud, an off finish or a wrong sheen has nowhere to hide. The calm in these photographs depends on hundreds of small decisions holding all the way to installation.

That is the part a client never sees, and the reason this feature looks at the working record as closely as the finished rooms.

A brief built on restraint

Open the plan, keep the calm

The scope stayed mostly cosmetic. Rather than rework the apartment's bones, the studio opened the kitchen and foyer to improve flow between the main spaces, then let finishes, furnishings and light carry the design.

Soft forms, rich tones and a mix of natural materials bring comfort and character to each room. The moves are small and deliberate: a branching brass chandelier centred on the dining table, a pendant and swing-arm reading light in place of bedside lamps, velvet seating against deep-toned walls.

Rather than relying on bold gestures, the finished apartment reads as calm, lived in and quietly refined. That was the brief, and it is harder than it looks.

Restraint, itemised

Organise every selection by trade

In Programa, East Side Residence keeps more than 240 selections in one project record, organised by trade. Finishes account for 75 items. Plumbing, fixtures and fittings hold 55. Lighting has 40 entries, hardware 27, appliances and equipment 24, window treatments 16 and accessories 8.

The smallest category explains the method best. The Outlets and keypads category contains three items. These are selections a designer could easily hold in their head, but they are still specified and tracked. On a project defined by restraint, the wall plates were treated with the same care as the sofa.

Each row carries what a selection needs before anyone can act on it: code, dimensions, finish, quantity, supplier, lead time and status. The client's approval status stays attached to the item, so the team can see the decision without searching an email thread.

Organised by trade, the schedule stays easy to review and gives each collaborator the details they need.

One method, very different rooms

Structure repeats, taste never does

East Side Residence shares a workspace with much louder work. Legeard Studio's projects in Programa run from Blue Note venues in Los Angeles and London to KSUBI retail stores, townhouses and other New York residences.

A jazz club and a quiet family apartment share almost nothing visually. In the record they look close to identical: the same trade-by-trade schedules, the same fields, the same path from specification to procurement.

That is the useful lesson for other studios. The taste in these rooms belongs to this project and this client. The structure that protected it moves on to whatever the studio takes on next.
